LIVING ALONE - GENERATION X, Y, Z

22May12

It is currently estimated that there are more single men and women living alone than ever bef ore. With the divorce rate at just over 50% and with a significant increase in women being financially independent, the bachelor pad has taken on new meaning. The obvious question is, “Does the single man’s habitation differ from that of the single woman?” The answer lies not necessarily between the genders but, rather, the line is drawn between the generations.

Younger, single people prefer simple domains, sleek uncluttered homes that frame their long days and complicated lives. This is to say, modern environments suit them best. Clean kitchens and baths, apartments that have generally much smaller interiors, in units that have a lot fewer amenities, are their preference. Take for instance the burgeoning of the Financial District. Investment bankers, brokers, lawyers etc., both men and women, gravitate to these buildings for not only their convenience to the job site, but also because they offer a completely different type of lifestyle. Here, one is encouraged to conjoin with peers in common spaces like game rooms, roof decks, basketball courts, squash courts, libraries, bars, restaurants, the amenities are endless. All of these alternative areas are extended living spaces built to suit the individual’s need to meet other like-minded individuals. Even though the interiors are top tier in their selection of appliances and finishes, they tend to be generally small. But that’s okay, because with today’s workday and the proliferation and attractiveness of common spaces, a smaller living environment has become de rigueur.

In addition, this younger clientele is financially savvy, wanting more “bang for their buck.” As Eric Hantman, owner of Prime NY Real Estate notes, “not only are the homebuyers and investors here getting in on the new condo conversions in downtown Manhattan, but they are getting great value. These great spaces at affordable prices bring with them a luxury lifestyle and offer an alternative to living across the river, while maintaining the magnificent NY lifestyle.”  Hantman also points out that with these new conversions come high-end restaurants and shops like Tiffany’s and Hermes. It’s Madison Avenue downtown. Hotels, restaurants, bars, the new World Trade Center buildings in addition to the planned transportation hub by Calatrava, all make this area especially attractive.

So what do single young people gravitate towards? They like modern, clean looks, communal congenial gathering places and great financial value. Oh, and of course, the luxury lifestyle it and they can afford!
